Buying in a Development
Purchasing a home in a new development, especially one that hasn’t been constructed yet, can be both thrilling and intimidating. It’s an exciting opportunity to personalize your future home by selecting custom finishes and influencing the design and layout to suit your specific needs.
Types of ownership
Developments typically fall into one of two categories: sectional title or freehold/full title.
In a sectional title arrangement, you own a specific unit or section while also having a shared interest in the common land or property. Common examples of sectional title units include flats, apartments, townhouses, and duet homes.
Conversely, with full title ownership, you own both the land and the building that sits on it. Freehold properties may include standalone houses, clusters, and smallholdings.
Plot and plan vs turnkey
Developments typically fall into one of two categories: sectional title or freehold/full title.
Choosing a plot and plan means that two contracts will be involved: one for the land and another for the construction. Typically, the land must be registered in your name before any building begins.
Plot and plan options are generally available only for full title developments where individual plots can be registered in the buyer’s name.
On the other hand, a turnkey option is primarily offered in sectional title developments but can also be available in some own title complexes, though this is less common.
Transfer fees
If the developer is registered for VAT, the purchase price typically includes VAT, meaning no transfer duty is due. This can represent significant savings and an attractive incentive for buyers. Some developers may cover attorney fees and even bond costs, so be sure to clarify what expenses you will be responsible for with your agent or developer.
Financing options
In a plot and plan scenario, the developer is compensated for the land portion upon its registration in your name, while payments to the construction company occur in phases throughout the building process.
If you are utilizing a mortgage for the purchase, the bank will register the bond once the land is registered and will disburse funds for the land. During construction, the bank will release the remainder of the bond in instalments at various stages of completion. As a buyer, you will begin to make monthly bond repayments on the amount disbursed during this interim phase. This repayment will increase between the registration of the land and the completion of the home until the entire loan amount is paid out.
